offer support for local homeowners and
tenants fighting post-foreclosure evictions. The group does regular outreach to
defendants in Housing Court to inform them of the “Sword & Shield,” a
strategy of using free legal services and community organizing tactics to make
mortgage companies negotiate.</span><p class="" style="text-indent:0.5in"></p>

<p class="">“We’re trying to
spread the word that help is available and that regular people have power” said
Charlene Julce, a Malden woman whose home was foreclosed by Fannie Mae in 2011.
Since then, she and her mother Claudette have been fighting in court and in the
community to save their home. After both women suffered illness and cutbacks at
work, they paid a retired attorney for assistance with a loan modification.
Despite their income and underwater mortgage, they were denied by
IndyMac/OneWest Bank.</p>

<p class="">The Julce family will
be in Court themselves on January 24<sup>th</sup> to face eviction proceedings
by Fannie Mae, who insured their loan. They are no longer able to repurchase
their two-family home, but are asking the bank to accept rent while the bank
entertains other offers. “There’s no point leaving this house abandoned when
we’re willing to pay rent It’s no good for us and it’s no good for Malden,” Fannie
Mae has already agreed to take rent from the downstairs tenants.</p>

<p class="">At a friend’s
suggestion, the Julce women joined City Life/Vida Urbana, a local non-profit
that brings home-owners and tenants together to fight for loan modifications
with principal reduction and for keep post-foreclosure residents in their homes
long term through buy-backs and rental agreements.</p>

<p class="">Similar to other local
communities, Malden has a high rate of home foreclosures. What makes it unique
is a new collaboration between local non-profit organizations and the City
administration. City Life/Vida Urbana, Greater Boston Legal Services, Tri-CAP
and representatives from several City departments have been meeting regularly
for the past few months to see how a combined effort might give Malden
residents a fighting chance to save their homes from foreclosure. A public
forum is planned for the evening of Thursday, January 17<sup>th</sup> in the
Jackson Suite Function Hall on Centre Street. For more information, call
